But mercenary contracts are supposed to expire after some time, letting you exit the contract without any penalty. The whole point of working as a mercenary is to build renown.
A good way to do that is to take up a mercenary contract with the faction you like instead of becoming a lord directly. You'll be able to fight their enemies, increase your renown and also your relations with them. That last part is pretty important because when you do become a vassal, you'll need the support from other lords to be granted fiefs.
There is no penalty hit when you do so. The contract never expires or needs to be renewed. At the initial talk when you ask to be a mercenary you are told how much pay you will get. When you battle the realms enemies you gain influence, the influence is then converted to denars at regular intervals.
If you keep your holdings they will declare war and all members will receive a massive relation debuff towards you. If you form a kingdom after leaving (through the quest), you will no longer be at war with them. The latter might be a bug. #4.
